Under instructions of my client, [Sender name], the owner/lessor, I serve you the following notice:

1. That you occupy the premises at [address] under a lease/rent agreement dated [date] at a monthly rent of Rs. [Amount].

2. That the said lease has expired / is being terminated, and my client does not intend to renew or continue it in your favour.

3. That your continued occupation beyond the term renders you a tenant holding over/unauthorised occupant, and my client is entitled to possession under Section 108 of the Transfer of Property Act, 1882.

4. You are hereby called upon to vacate the premises and deliver vacant, peaceful possession thereof, along with all keys, within 15 days of receipt hereof, after clearing all rent, electricity and other dues, failing which my client shall initiate eviction proceedings and claim mesne profits at your risk as to costs.
