Under instructions of my client, [Sender name], the landlord/owner, I serve you the following notice:

1. That you are a tenant in respect of the premises situated at [address] on a monthly rent of Rs. [Amount], the tenancy being a month-to-month tenancy.

2. That my client, being the lawful owner, requires the said premises and no longer wishes to continue the tenancy in your favour.

3. That the tenancy in your favour is hereby terminated with effect from the end of the current month of tenancy, in accordance with Section 106 of the Transfer of Property Act, 1882.

4. You are hereby called upon to vacate the said premises and hand over peaceful, vacant possession thereof to my client within 15 days of receipt of this notice, clearing all dues, failing which my client shall be constrained to file an eviction suit against you, together with a claim for mesne profits, at your risk as to costs.
