Notice for Default in Payment of Rent

Under instructions of my client, [Sender name], the landlord, I serve you the following notice:
1. That you are a tenant of the premises at [address] on a monthly rent of Rs. [Amount] payable in advance by the [day] of each month.
2. That you have defaulted in payment of rent for the months of [months], and a total sum of Rs. [Amount] now stands outstanding despite repeated demands.
3. That such wilful default renders you liable to eviction on the ground of non-payment of rent under the applicable State Rent Control Act / Section 106 of the Transfer of Property Act, 1882.
