1. That my client is the absolute owner of the property situated at [address], holding lawful title thereto vide [sale deed/document] dated [date].

2. That you are in occupation of the said property without any right, title or authority, your permissive occupation / licence having ceased on [date].

3. That your continued occupation is unlawful and amounts to trespass, entitling my client to recover possession under Section 5 and Section 6 of the Specific Relief Act, 1963.

4. You are hereby called upon to vacate and hand over peaceful, vacant possession of the said property to my client within 15 days of receipt hereof, failing which my client shall institute a suit for possession together with damages for use and occupation, at your entire risk as to costs and consequences.
