ROOMMATE / FLATMATE AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Agreement is among the co-occupants: [Flatmate 1 Name] (the "Primary Tenant/Lessor of shared space") and [Flatmate 2 Name] (the "Flatmate/Lessee"), both residing at [Address].
2. Property Description. The shared premises is [Flat No., Locality, City, PIN], admeasuring [Area], held under a Rent Agreement dated [Date] with the landlord [Name].
3. Term / Duration. This arrangement runs from [Start Date] to [End Date], co-terminous with the head rent agreement.
4. Rent Share & Escalation. The total rent of Rs. [Total] shall be shared as Rs. [Share] per flatmate, payable by the [3rd] to the primary tenant; increases pass through pro-rata.
5. Security Deposit. Each flatmate contributes Rs. [Amount] to the deposit, refundable on exit after adjusting dues and damages.
6. Room Allocation & Use. [Flatmate] shall occupy the [bedroom], with shared use of the living room, kitchen and bathrooms; the flat is for residential use only.
7. Chores & House Rules. The flatmates shall share cleaning, agree on quiet hours, a guest policy, and rules on smoking/pets.
8. Utilities. Electricity, water, internet, gas and maintenance shall be split equally / by usage and paid by the [10th] of each month.
9. Shared Expenses. Common groceries and consumables, if pooled, shall be reconciled monthly.
10. Notice. A flatmate leaving shall give [one] month's notice and help find a replacement acceptable to the others and the landlord.
11. Termination / Exit. On exit, the departing flatmate's deposit share is refunded after settling dues; damage to shared areas is shared, to private areas borne individually.
12. Stamp Duty. Stamp duty, if applicable, shall be shared equally by the flatmates.
13. Governing Law. This Agreement is governed by Indian law, subject to courts at [City].
