Residential Rent Agreement

RESIDENTIAL RENT AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Rent Agreement is executed between [Owner Name], S/o [Father's Name], R/o [Address] (the "Lessor") and [Tenant Name], S/o [Father's Name], R/o [Address] (the "Lessee").
2. Property Description. The Lessor lets out the residential premises at [Flat/House No., Locality, City, PIN], admeasuring [Area] sq. ft., comprising [No.] BHK with fittings and fixtures listed in the annexed inventory.
3. Term / Duration. The tenancy is for a period of [11 months] commencing [Start Date] and ending [End Date], renewable by mutual consent.
4. Rent & Escalation. The Lessee shall pay monthly rent of Rs. [Amount] on or before the [5th] day of each English calendar month. Rent shall escalate by [10]% on each renewal.
5. Security Deposit. The Lessee has paid an interest-free refundable deposit of Rs. [Amount], returnable at vacation after deducting arrears and damages beyond normal wear and tear.
6. Use. The premises shall be used solely for residential purposes and shall not be sub-let or used for any unlawful activity.
7. Maintenance. Day-to-day minor repairs shall be borne by the Lessee; structural/major repairs by the Lessor. Society maintenance charges shall be paid by [Lessor/Lessee].
8. Utilities. Electricity, water and gas charges shall be paid by the Lessee as per actual meter readings during the tenancy.
9. Lock-in. Both parties agree to a lock-in period of [6 months] during which neither may terminate this Agreement.
10. Notice. Either party may terminate after the lock-in by serving [one] month's prior written notice or rent in lieu thereof.
11. Termination. On breach of any term or non-payment of rent for two consecutive months, the Lessor may terminate the tenancy and re-enter the premises.
12. Stamp Duty & Registration. The cost of stamp paper and registration, wherever applicable, shall be borne by the [Lessee] as per the State Stamp Act.
13. Governing Law. This Agreement is subject to the laws of India and the jurisdiction of courts at [City].
