PG / HOSTEL ACCOMMODATION AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Agreement is between [PG/Hostel Operator Name], at [Address] (the "Owner") and [Resident Name], S/o/D/o [Father's Name], R/o [Address] (the "Resident").
2. Property Description. The Owner provides accommodation at [PG/Hostel Name, Address] in a [single/double/triple]-sharing room, Bed No. [No.], with common facilities.
3. Term / Duration. The accommodation is provided from [Start Date] on a [monthly] basis, continuing until terminated as herein.
4. Charges & Escalation. Monthly charges of Rs. [Amount] (inclusive of [meals/Wi-Fi/laundry]) payable in advance by the [5th]; revisable annually by up to [10]%.
5. Security Deposit. A refundable deposit of Rs. [Amount] is paid, refundable on exit after deducting dues and damages.
6. Use & House Rules. The Resident shall observe entry/exit timings, prohibition on guests in rooms, and no cooking/smoking/liquor. Only the named Resident may occupy the bed.
7. Maintenance & Meals. The Owner shall maintain hygiene, water and provide [meals as scheduled]; the Resident shall keep the room and common areas clean.
8. Utilities. Electricity/water charges are [included / billed on actuals] as specified.
9. Lock-in. A minimum stay/lock-in of [one month] applies; deposit is forfeited on earlier exit without notice.
10. Notice. The Resident shall give [one] month's notice before vacating, failing which one month's charge is payable.
11. Termination. The Owner may terminate for breach of house rules, non-payment, or misconduct, requiring the Resident to vacate.
12. Stamp Duty. Stamp duty, if applicable, shall be borne by the [Resident].
13. Governing Law. This Agreement is governed by Indian law and subject to courts at [City].
