License to Occupy Agreement

LICENSE TO OCCUPY AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Agreement is between [Owner Name], R/o [Address] (the "Licensor") and [Occupant Name], R/o [Address] (the "Licensee").
2. Property Description. The Licensor permits the Licensee to occupy the premises at [Unit No., Building, City], admeasuring [Area], for the limited purpose stated herein.
3. Term / Duration. The license is granted for [X] months from [Start Date] to [End Date], being personal and non-transferable.
4. License Fee & Escalation. The Licensee shall pay Rs. [Amount] per month by the [5th]; the fee may be revised by [10]% on renewal.
5. Security Deposit. A refundable deposit of Rs. [Amount] is paid, refundable on vacation after adjusting dues.
6. Use. The Licensee shall use the premises only for [stated purpose] and acquires no tenancy, lease or interest in the property.
7. Maintenance. The Licensee shall keep the premises clean and in good condition and report defects to the Licensor.
8. Utilities. Electricity, water and other utility charges during occupation shall be borne by the Licensee.
9. Lock-in. A lock-in of [3 months] applies, during which the license shall not be surrendered without cause.
10. Revocation / Notice. The Licensor may revoke the license by [15 days'] notice after lock-in; the Licensee shall vacate accordingly.
11. Termination. On expiry/revocation, the Licensee shall immediately hand over possession without claiming any right of occupancy.
12. Stamp Duty. Stamp duty, if applicable, shall be borne by the [Licensee].
13. Governing Law. This Agreement is governed by Indian law, subject to courts at [City].
