Land Lease Agreement

LAND LEASE AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Land Lease is between [Owner Name], S/o [Father's Name], R/o [Address] (the "Lessor") and [Lessee Name/Firm], R/o [Address] (the "Lessee").
2. Property Description. The Lessor leases the plot bearing Survey/Khasra No. [No.], at [Village/Locality, Tehsil, District, State], admeasuring [Area] (acres/sq. ft.), bounded [North/South/East/West].
3. Term / Duration. The lease is for [X] years from [Start Date] to [End Date], renewable on revised terms.
4. Rent & Escalation. The Lessee shall pay [annual/monthly] rent of Rs. [Amount], payable by [Due Date], with escalation of [X]% every [3] years.
5. Security Deposit. A refundable deposit of Rs. [Amount] is paid, refundable on surrender after clearing dues.
6. Use. The land shall be used only for [agriculture / warehousing / industrial / parking] and no permanent structure shall be raised without the Lessor's written consent.
7. Maintenance. The Lessee shall keep the land, fencing and boundary in good order and pay land revenue/cess if agreed.
8. Utilities. Any electricity, water or borewell connection charges shall be borne by the Lessee.
9. Lock-in. A lock-in period of [X] year(s) applies to both parties.
10. Notice. After lock-in, either party may terminate by [three] months' written notice.
11. Termination. On expiry or default, the Lessee shall remove temporary structures, restore the land and hand over vacant possession.
