Godown / Warehouse Rent Agreement

GODOWN / WAREHOUSE RENT AGREEMENT

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Agreement is between [Owner Name/Firm], at [Address] (the "Lessor") and [Tenant Name/Firm], at [Address] (the "Lessee").
2. Property Description. The Lessor rents out the godown/warehouse at [Plot/Unit No., Industrial Area, City], admeasuring [Area] sq. ft., with loading bay and access road.
3. Term / Duration. The tenancy is for [X] years from [Start Date] to [End Date], renewable on revised terms.
4. Rent & Escalation. Monthly rent of Rs. [Amount] plus GST, payable by the [5th], with escalation of [15]% every 3 years.
5. Security Deposit. An interest-free refundable deposit of Rs. [Amount] is paid, refundable on handover after adjustments.
6. Use. The premises shall be used only for storage of [permitted goods]; no hazardous, inflammable or illegal goods shall be stored.
7. Maintenance. The Lessee shall maintain the interior and keep the godown weatherproof and pest-free; structural repairs shall be by the Lessor.
8. Utilities. Electricity, water and any power-load charges shall be borne by the Lessee as per meter.
9. Insurance. The Lessee shall insure the stored goods; the Lessor is not liable for loss of goods.
10. Lock-in. A lock-in of [12 months] applies to both parties.
11. Notice & Termination. After lock-in, either party may terminate by [two] months' notice; the Lessor may terminate on default in rent or unauthorised use.
12. Stamp Duty & Registration. Stamp duty and registration charges shall be borne by the [Lessee] per State law.
13. Governing Law. This Agreement is governed by Indian law, subject to courts at [City].
