Gift Deed (Property)

GIFT DEED

This Agreement is made on [Date] between [Lessor] and [Lessee]

1. Parties. This Gift Deed is executed between [Donor Name], S/o [Father's Name], R/o [Address] (the "Donor") and [Donee Name], S/o/D/o [Father's Name], R/o [Address] (the "Donee"), being the Donor's [relationship].
2. Property Description. The property gifted is [Flat/Plot/House No., Locality, City, PIN], admeasuring [Area], with all rights and appurtenances.
3. Title. The Donor is the absolute owner of the property, having acquired it vide [prior document], free from encumbrances.
4. Consideration. This gift is made voluntarily, out of natural love and affection, without any monetary consideration.
5. Transfer. The Donor hereby gifts, transfers and conveys the property absolutely to the Donee, divesting himself/herself of all rights therein.
6. Acceptance. The Donee hereby accepts the gift during the lifetime of the Donor.
7. Possession. Physical possession of the property has been delivered to the Donee on [Date].
8. Irrevocability. This gift is absolute and irrevocable, and the Donor shall have no right to reclaim the property.
9. Mutation. The Donee shall be entitled to mutate the property in his/her name in the municipal/revenue records.
10. Taxes & Dues. All property tax and outgoings shall henceforth be borne by the Donee.
11. Stamp Duty & Registration. Stamp duty and registration charges shall be borne by the [Donee], and this deed shall be registered before the Sub-Registrar, [City].
12. Governing Law. This Deed is governed by Indian law, subject to courts at [City].
