TNRERA Fees: Project Registration, Extension and Agent Registration

In Tamil Nadu the project registration fee is ₹5 per square metre of plottable area for layouts, ₹10 per square metre of FSI area for residential projects with dwelling units below 60 square metres and ₹20 for other residential projects, ₹50 for commercial buildings and ₹25 for any other project. A real estate agent pays ₹25,000 if an individual and ₹50,000 otherwise.

Project Registration Fee (Tamil Nadu)

Rule 3(3) says the promoter pays a registration fee at the rate specified by the Authority from time to time. Regulation 5 of the TNRERA General Regulations, 2018 prints the fee structure below and says the rate is the one determined by general or special order of the Authority published on its website from time to time.

No registration fee is levied for Tamil Nadu Slum Clearance Board projects, affordable housing projects of the Tamil Nadu Housing Board and housing projects executed by the Tamil Nadu Police Housing Corporation (rule 3(3)).

Regulation 5 prints a separate fee structure for the Andaman and Nicobar Islands, charged on the area of land proposed to be developed.

The renewal application in Form J is made at least one month before the registration expires (rule 13(1)).
