RERA registration

Real-estate projects must be registered with the state RERA before they are advertised, marketed, booked or sold, and real-estate agents must register before dealing in registered projects.

How RERA registration works

The usual picture. Procedures, fees and forms differ by state and authority — always check the current rules before you apply.

Who needs it

Promoters of projects on land over 500 sq m, or with more than 8 apartments (states may set lower limits)
Ongoing projects without a completion certificate
Real-estate agents and brokers

Documents usually asked for

Land title and encumbrance documents
Sanctioned plans, layout and approvals
Project schedule and the declaration on the separate 70% account
PAN, audited accounts and details of the promoter's past projects
For agents: identity, address and business details

The process

Collect approvals and open the separate project bank account
Apply on the state RERA portal with the fee
Registration number granted — quote it on every advertisement
Quarterly progress updates and an annual audited statement of the project account
